Info on prices and general conditions
- Prices are in Euro per day for the occupancy indicating an overnight stay and a rich buffet breakfast for a minimum stay of four nights.
- The booked apartment cannot be occupied by a number of people (including babies) higher than the one indicated and agreed upon at the time of booking.
- Smoking is not allowed inside the apartment and in the common areas and / or throwing the remains from the windows and balconies.
- Objects, equipment and kitchen utilities can’t be moved outside the apartment.
- Access to the apartments and the use of all services, including the garden, is granted only to the guests of the structure.
- Animals are not accepted within the entire structure. By check-in with animals the room will not be given and a payment of the whole stay will be required.
Prices include:
- Rich breakfast buffet. (no take away)
- Weekly change of bed and bath linen.
- Daily cleaning with change of towels depending on your needs.
- Wifi connection.
- Outdoor car parking.
- During the winter months, ski storage with boot dryer and heater.
- Bicycle storage during the summer months
Reductions for children in additional beds:
- Children from 0 to 3 years: free stay (with their own bed). Baby bed rent is € 5.00 per day.
- Farther child reductions can be required.
Supplements:
- Stays shorter than 4 nights: the price increase is established at the time of booking.
- At the indicated prices will be added the city tax of € 1.50 per person per day for guests above the age of 14. The tourist tax is paid upon arrival and is specified on the receipt / invoice with specified wordings regarding to the taxation.
- Cot bed, including linen: € 10.00 / day.
- Extra bed, linen included: € 15.00 - € 25.00.
- Final cleaning: 30,00 €
Arrivals and departures:
- The apartments are reserved from 4:00 pm on the day of arrival until 9:30 am on the day of departure.
Booking and deposit:
- The reservation is considered binding after crediting the agreed deposit and our written confirmation.
- The deposit must be sent within three days of receiving the booking through

Payment method:
- The booking cost of takes place on the day of arrival upon the delivery of keys.
- In cash for a total amount of less than € 2,000.00. For higher amounts or for the difference, the balance must be paid by check or early bank transfer (excluding guests from non-European countries such as Russia and Switzerland, for which payments of larger amounts are allowed).
- By bank transfer (in this the balance must be addebited before your arrival).
- By check (in this case we ask you to hand over the check the day after your arrival to the Residence).
- All credit cards and Business Cards excluding American Express
Conditions in case of cancellation
(pursuant to Part III, Title III, Chapter I of Legislative Decree 206/2005 of the Consumer Code):
The unexpected can always happen and a cancellation is unpleasant for both parties.
Under the Consumers Code there is no right of withdrawal.
Despite this we grant the following cancellation conditions:
- up to 60 days before arrival: return of 80% of the deposit;
- less than 60 days up to 30 days before arrival: the confirmation deposit will not be withdrawable;
- less than 30 days up to 8 days before arrival: 60% of the total price will be charged;
- less than 8 days before arrival, late arrivals, less number of guests, early departures or in case of no-show (no show): 100% of the total price will be charged.
Occasionally, something can happen before the start of a trip. With our trip cancellation insurance you are financially covered. Should a booked stay at a hotel be delayed, or even not taken up or prematurely broken off, cancellation charges can be redeemed. In order to save you any expenses in such cases, we recommend you take out this trip cancellation insurance, with which you are covered by the Europäische Reiseversicherung's travel insurance.
